The existing deck had a previously installed deck coatings waterproofing membrane. Some of the coating needed patching. There was a wall rebuilt around deck, and the flashing was torn out. For this unique decking scenario, we formulated a special plan of action.

Our plan: First, we will install new L metal & Z-bar flashing around perimeter of deck. This insures a secure perimeter that will facilitate a watertight deck repair in preparation for our deck waterproofing system.

-Second, we will remove the loose or delaminating material, patching where necessary using The Flex System. This is our multi-layer waterproofing membrane designed for use over concrete subfloors.

The Flex System procedure is as follows:

-Trowel down cementitious base coat with polymer additive
-Laminate using fiberglass matting and acrylic resin (Bonder 480)
-Spray Desert Texture a cementitious texture (Smooth/Knockdown/Orangepeel)
-Seal using fortified concrete paint

With these Mission Viejo decking repairs we only had to perform some of the coating repairs typical of a full Flex System installation.

Our patching repairs concluded by cleaning and re-coating the entire surface of the troubled area. We made sure to match the original decking texture as closely as possible.
